Homeowners’ insurance protects homes from damages caused by fire, hurricanes, windstorms, and other natural disasters. However, standard homeowners’ insurance does not cover damages caused by floods. Consequently, homeowners and renters who live in a high-risk zone for flooding need to know how to get flood insurance.

The Federal Emergency Management Agency (FEMA) administers the flood insurance protection program for homeowners through private insurance companies. In fact, the federal government set up this program because most insurance companies would not offer flood insurance in high-risk flood areas.

Therefore, here is FEMA describing its flood protection program:

The National Flood Insurance Program (NFIP) is managed by FEMA and is delivered to the public by a network of more than 50 insurance companies and the NFIP Direct.

Floods can happen anywhere — just one inch of floodwater can cause up to $25,000 in damage. Most homeowners insurance does not cover flood damage. Flood insurance is a separate policy that can cover buildings, the contents in a building, or both, so it is important to protect your most important financial assets — your home, your business, your possessions.

The NFIP provides flood insurance to property owners, renters, and businesses, and having this coverage helps them recover faster when floodwaters recede. The NFIP works with communities required to adopt and enforce floodplain management regulations that help mitigate flooding effects.

Flood insurance is available to anyone living in one of the 23,000 participating NFIP communities. Homes and businesses in high-risk flood areas with mortgages from government-backed lenders are required to have flood insurance.

Whether you’re buying a new policy or renewing an existing policy, you can buy flood insurance. Call your insurance company if you live in a participating community in a flood-risk area.

Alternatively, you can buy flood insurance through your local insurance agent. He/she can write flood insurance directly with the NFIP so you can take part in the NFIP.

FEMA subsidizes the flood insurance rates.

Even if you live in an area that is not in an NFIP participating community, you may still want to purchase flood insurance. In fact, the risk of flooding also exists in areas not covered by the FEMA flood insurance program.

When Should a Homeowner Buy Flood Insurance?

Certainly, buy flood insurance before a flood risk is approaching. Indeed, most flood insurance policies require a 30-day waiting period before the coverage is effective.

However, exceptions include if you’ve purchased a new home and the closing is in less than 30 days.

What Isn’t Covered by NFIP Flood Insurance Policy?

The NFIP flood insurance program does not provide coverage for damages caused by earth moving.

Additionally, it does not cover flood damage to retaining walls, decks, and swimming pools.

Lastly, flood policies do not cover additional living expenses (a standard homeowners’ policy covers ALE).
