Problems Homeowners Have After Filing an Insurance Claim

Unfortunately, fires, hurricanes or other natural disasters can do serious damage to a home. Certainly, most people have homeowners’ insurance in case of property damage. Of course, they will file an insurance claim under their home insurance policy. However, often there are problems homeowners have after filing an insurance claim.

They Didn’t Read their Insurance Policy

An insurance policy is a contract between the insured homeowner and the insurance company. Insurance policies are often very long documents. However, your state insurance department requires insurance policies to be in plain language. It is worth your while, before you have a “covered event,” to take the time to read your policy.
For instance, you will learn that your homeowners’ policy does not cover flood damage. Therefore, if you live in a flood-prone area, you must get flood damage coverage in a separate policy through the National Flood Insurance Program, which is managed by the Federal Emergency Management Agency (FEMA).

Do you have replacement cost coverage or actual cost value coverage?

Let’s say you bought a $1,800 stove five years ago. You had a fire in your house which destroyed the stove. Consequently, you need a new stove.
However, that $1,800 stove has depreciated over five years. As a result, the stove was only worth $1,100 at the time of the fire. As a result, if you have actual cash value coverage, the claims adjuster will only credit you with $1,100 in the claim settlement.
Conversely, if you had replacement cost coverage, he would credit you with the cost of buying a new stove of similar quality to replace the damaged stove.
Imagine you were rebuilding your home after a hurricane. What a difference it would make if you had replacement cost coverage versus actual cost coverage.
To clarify, it’s important to read your policy so you know what events are covered and which ones are not. Ask your insurance agent if you are not sure.

They Didn’t Report the Event Right Away

Your insurance policy requires you to report any covered event resulting in damage to your property within a certain time period. If you don’t, the carrier can deny your claim.
However, there is no reason to delay filing a claim with your insurance company. The sooner you report the claim, the sooner a claims adjuster will come to your home to inspect the damage.
Additionally, if you need temporary repairs, the adjuster can approve that. He can even give you a check to have the repairs made, remove any damaged item and start the cleanup.
In short, there is no reason to delay reporting the claim.

The Homeowner Did Not Make Necessary Temporary Repairs

Your insurance policy requires you to protect your property from additional damage after a covered event.
For example, a large tree could fall on your roof. The fallen tree caused a large hole in your roof. You are now required to have the tree removed. Additionally, you must also make temporary repairs (or hire a contractor) or cover the hole with a tarp.
If you don’t do that, and a rainstorm passes through the area, the insurance company may not cover any water damage caused by the hole in the roof.

Homeowner Failed to Document Claim

If you are going to claim a hail storm damaged your personal property, it is a good idea to take pictures of the property. Take pictures of water-damaged walls, carpets, clothing, etc.
If a fire damaged your home, you may have to stay at a hotel or rented house while the house is repaired. As a result, you will claim the additional living expenses you incurred. This includes meals, new clothing to replace damaged clothes, additional travel expenses, etc.
However, you must be prepared to document those expenses. If you don’t keep receipts for those additional living expenses, the insurance company may not fully reimburse you for those costs.
